Some tenants deliberately or mistakenly provide inaccurate information, which makes it difficult or impossible for rental agents and homeowners to later collect damages from breached contracts. Our Background Check program helps mitigate those risks, by confirming the accuracy of applicant information, including 

  • Verification of social security number and date of birth
  • Driver’s license record
  • Criminal conviction history (Michigan or Illinois only), which includes the Sexual Offender Registry and OTIS (call for price for out-of-state histories).
  • Complete background investigation: reveals bankruptcies, liens, and judgments. This information is especially important to let you know if the potential tenant or homeowner has defaulted on other contracts or otherwise has not paid their bills.

There are no guarantees as to what an investigation will reveal, or what information may be missing from the report. The sources and databases are excellent and accurate, but none are foolproof or fully complete. What we promise is a diligent effort on your behalf.

  • Getting a date for the Eviction Hearing
  • Serving the tenants

Representation at hearings require an additional advance-fee deposit and a monthly payment plan.

For Tenants:

Our low flat-fee includes:

  • Legal advice
  • Preparing defenses to eviction
  • Writing and filing an answer to the Complaint, with a request for trial
  • Attending one hearing to dispute the eviction and/or buy more time 

Responding to eviction proceedings requires an additional $50 court filing fee to request a jury trial (this will buy more time and allow you to adequately defend against the eviction).
